HOA Fee Increasing to $310 per month effective March 1, 2022
In order to help fund necessary maintenance and improvements throughout the community, the monthly HOA Fee will be increasing to $310 per month effective March 1, 2022. Costs have increased substantially, and maintenance needs continue to increase as the community ages. If you pay your HOA fees via auto-draft through David Floyd & Associates, Inc., the HOA fee adjustment will occur automatically (no action is required). If you make payments via mailed checks or make online payments, please be sure to pay the new HOA fee amount ($310 per month) beginning in January.
Exterior Modifications
Please remember that no exterior modifications may be made without prior written permission from the HOA. Exterior modifications include items such as constructing/replacing patio covers, replacing/refinishing patio surfaces, changing paint colors on doors, adding exterior lighting, replacing doors, replacing windows, etc.
Pets
We love our pets at River Rest, but it is important that pet owners always remember to keep their pets on a leash and always properly dispose of pet waste. Pets should also not be left inside of patio areas unattended for an extended period of time. These rules are in place for the safety and consideration of all residents.
Recreational Equipment
Recreational equipment such as bicycles, scooters, skateboards, balls, etc. may not be left out in plain sight. These items must be stored out of sight when not in use.
Landscaping
Please note that the HOA does not maintain individual landscaping beds beside and behind units. If you have landscaping beds beside or behind your home, they are your responsibility to maintain. All individual landscaping beds should be kept neat and clean in appearance. Any plants in individual landscaping beds should not be in contact with the building or the patio fence. Trees may not be planted in individual landscaping beds, as their root structures could cause damage to the foundation of the building over time. If you currently have individual landscaping beds and would prefer to not have to deal with the maintenance of them in the future, you are welcome to have all plant materials removed and have sod planted over the areas in which the beds previously were. The HOA does maintain front landscaping beds, and owners are not expected to perform any maintenance to these beds.
Parking
Parking in alleyways is not permitted, as this can make it difficult for other vehicles to safely get by (especially emergency vehicles). Any vehicles parked in guest parking spaces must be operable and have current registration.
New Landscaping & Fining Policies
The HOA recently created new Landscaping and Fining Policies. These policies were created in order to create clear expectations for owners and residents. Both policies can be be found under the Documents tab.
Investor-Owners
Please remember that investor-owners must notify the HOA each time a new lease is entered. Investor-owners are responsible for communicating important HOA information to their tenants and will be held responsible for the actions of their tenants if HOA rules are not adhered to.
